π§ Your insurance up north vs. on the coast
Coastal homeowners insurance costs more. In 2022 most SC and GA coastal ZIPs averaged about $1,600β$5,000 a year (a few island and historic ZIPs far more), vs. about $1,000β$1,600 in a typical NJ, NY, PA or OH ZIP. On the coast you usually add flood and may need a separate wind policy.

Homeowners: U.S. Treasury Federal Insurance Office (FIO), ZIP-level data released Jan 2025, 2022 data year: average premium per HO-3/HO-5 policy from private insurers (~80% of the market). It excludes the SC Wind Pool, GA FAIR Plan and surplus-lines policies, so where wind is insured separately the true total is higher. Averages, not quotes; high-value homes pull some ZIPs up. "Typical ZIP" up north = median of that state's ZIP averages (ZIPs with 10+ insurers and 50+ policies).
Flood: OpenFEMA NFIP policies effective in 2025, county median premium before fees and surcharges. Half of policies pay more.
3. Wind π
- Many coastal policies carry a separate hurricane/named-storm deductible, often a % (2% of $250K = $5,000).
- ποΈ SC Wind Pool (wind and hail only, coastal territory, last resort): 15,337 policies, $57.1M premium at year-end 2025 (about $3,700 per policy, all types). Dwelling base rates rose 8.0% on Feb 1, 2026.
- π΄ GA FAIR Plan can write a wind-and-hail-only policy in Chatham, Bryan, Liberty, McIntosh, Glynn and Camden counties and the barrier islands. Last resort.
